WHO IT'S FOR
Groups of up to 16 doing New York City from a quieter, cheaper base — three full-over-full bunk rooms plus a king bedroom means couples, kids and grandparents all fit — and anyone who cares about the comfort details: a thermostat in every room, laundry inside, no stairs once you're in. Stays of 28+ nights are welcome. Pick Luxurious for the king bed, laundry and per-room climate control; pick Ultra Modern upstairs for the newest renovation; pick Deluxe for 18 people and a gated driveway; pick Penthouse for cruise trips.

SLEEPING ARRANGEMENTS
• Bedroom 1: full-over-full bunk — sleeps 4
• Bedroom 2: full-over-full bunk — sleeps 4
• Bedroom 3: full-over-full bunk — sleeps 4
• Bedroom 4: king bed + twin-over-twin bunk + full-size crib — sleeps 4 plus an infant

Every bunk has a fixed ladder. Bedrooms have wall-mounted luggage stands instead of closets (the closet doors came off to make room for the desk nooks), so plan to live out of your bags.

WHERE YOU'LL BE
A quiet residential block of two- and three-family homes in Bayonne, NJ 07002 (Hudson County) — a small, family-oriented city on the peninsula between Jersey City and Staten Island, directly across the harbor from Manhattan. Broadway, Bayonne's main street, is a block away: restaurants (Italian, Latin American, Middle Eastern, Filipino, classic diners), cafés, bakeries and delis, with supermarkets and pharmacies along the same street. Bayonne's reported violent-crime and property-crime rates are below the U.S. national averages, and it has a reputation as one of the quieter, more family-oriented cities in Hudson County. Your door code is unique to your stay.
